With over 95% of home buying beginning online, it is vital to make a good impression to the buyer early! Your realtor should be investing in professional photography to put your home’s best foot forward!
Make sure the lights bulbs are consistent throughout the entire home. Ideally, LED Soft White light bubls provide the best light for photography. Avoid fluorescent bulbs at all cost. The light they emit is of poor quality and cast a murky, green haze, which is unflattering. LEDs cast a cleaner, more flattering glow.
Turn on all lights and lamps.
Replace all burned out light bulbs.
Turn off all ceiling fans.
Check the house for overall cleanliness.
Bathrooms – put away your toiletries, toothbrush, toothpaste, towels, shampoo and soap.
Kitchen – remove dishes and clutter from the counter, trash cans, magnets from the refrigerator and pet bowls.
Remove clutter throughout the house.
Put away high chair, booster seats, toys, etc.
Make sure any items stored under the bed are not visible.
Put pets away, out of the photography areas.
Have the yard mowed.
Trim the trees.
Make sure the leaves are removed.
Put away all trash cans, recycle bins, water hoses and security signs.
If there is a security fence around you pool, and you do not want it in the photos, please remove the fence prior to the photo shoot.
Remove pool equipment from the pool.
If homeowner does not want child’s name or personal photos shown, please remove them prior to the shoot.
Remove all seasonal/holiday items to not date the photos
Make sure vehicles are not parked in the driveway or in front of the house
For dusk shoots, please make sure a water hose is accessible at the property.
On the day of a listing photography session, arrive before the appointment to ensure the home is ready to be photographed. Your realtor should know what looks sell, and they should also have a relationship with the photographer. Ensure your realtor is there to help you and the photographer walk through the process.
